Villa Baronessa is an exclusive holiday villa located in the picturesque wine village of Kaltern am See, South Tyrol. Surrounded by vineyards and a Mediterranean garden, this unique property combines modern architecture with local craftsmanship, offering guests a luxurious and serene retreat. The villa was lovingly restored by renowned architect Prof. Walter Angonese and artist Manfred A. Mayr, ensuring a blend of elegance and sustainability.

One of the standout features of Villa Baronessa is its environmentally friendly heated infinity pool. Open from Easter until the end of October, the pool uses chlorine-free saltwater, purified through a modern electrolysis system for a clean and refreshing swim. Set within a beautifully landscaped garden, the pool offers panoramic views of the surrounding vineyards and rolling hills.

For guests seeking relaxation, the villa also includes a private sauna, providing the perfect way to unwind after a day exploring the scenic South Tyrol region. Inside, the villa’s contemporary design features premium furnishings from brands such as Plank, Rossin, and Flos, creating a sophisticated yet comfortable atmosphere. Every detail has been considered, from the high-end materials to the local craftsmanship, ensuring an unforgettable stay.

The villa is fully equipped with modern conveniences, including Wi-Fi, air conditioning, a washing machine, dishwasher, and flat-screen TV. Additionally, wine lovers will appreciate the private wine cellar, offering the perfect space to enjoy the region’s renowned wines. The outdoor area features a grill corner and an herb garden, ideal for enjoying alfresco meals in the evening.

Located just a few minutes' walk from the center of Kaltern, guests have easy access to shops, restaurants, and cafes, while still enjoying the peace and privacy of the villa. Villa Baronessa also offers secure parking with three spaces in its private underground garage.

With a living area of approximately 300 m², Villa Baronessa offers ample space for up to 10 guests. The villa seamlessly blends high-quality design with local materials and traditional craftsmanship, creating a unique and elegant atmosphere.

1st floor: The heart of the newly renovated villa is the spacious living and dining area, bathed in natural light through large windows. A cozy sofa area, a generous dining table, and an open fireplace provide both style and comfort. The open kitchen leads directly onto the terrace, which is shaded by an artistically designed pergola by Manfred Mayr. Here, you can enjoy breakfast in the morning sun, lunch in the cool shade, and dinner with a stunning sunset view. This floor also features a bedroom with an en-suite bathroom and a guest WC.

2nd floor: The upper floor hosts two additional double bedrooms, each with its own en-suite bathroom, as well as a living area with a sofa bed. Two balconies – one facing south for sunbathing, the other north for a pleasantly cool retreat – invite you to relax and unwind.

Ground floor: On this level, you will find another bedroom with a private bathroom and access to a secluded patio.

Private and heated pool and garden

The highlight of the outdoor area is the stunning infinity pool, filled with chlorine-free brine water and heated on request from Easter to the end of October. In the lush Mediterranean garden, you can unwind on comfortable sun loungers while admiring the breathtaking views of the vineyards and the Dolomites. A charming herb garden adds fresh flavors to your culinary creations.

Sauna and wine cellar

Indulge in a relaxing session in the sauna (Finnish or bio sauna) and then savor a fine glass of wine in our private wine cellar. Upon request, we can arrange a tasting of typical South Tyrolean wines with the host.

For your ultimate comfort, the villa is equipped with all modern amenities, including Wi-Fi, air conditioning, a washer-dryer, a dishwasher, an induction stove, a flat-screen TV, a fireplace, an outdoor barbecue, a table tennis table, a foosball table, sauna towels, bath towels, bathrobes, and more.

There are three parking spaces in our private underground garage, along with a charging station for electric cars (available for a fee).

Cleaning for 1 dog: 140 Euro / week
