A private, heated pool (10 x 5 meters) is available from the end of March until the end of October, complete with an outdoor shower.

Set in a tranquil area, this holiday home boasts a 7,000 square meter garden with an olive grove.

The interior, a harmonious combination of modern and traditional elements, ideally complements the original features of the stone house such as terracotta floors and wooden beams. Objects, some of which were brought from all over the world by the owners, such as the lamp above the dining table from Marakesh or the crockery cupboard from India.

Situated at an elevation of 410 meters, the home remains pleasantly cool at night, even during the peak of summer. Air conditioning in the bedrooms ensures comfort during the warmer days.

The new, beautifully equipped kitchen is perfect for culinary enthusiasts, featuring amenities like a dishwasher and a Nespresso machine. The living room stove provides warmth on cooler evenings in spring and autumn, with central heating also available.

The terrace is shaded by a pergola, providing sun protection and is outfitted with an external kitchen, including a barbecue and plancha.

The Lake Trasimeno area presents a diverse cultural offering: enjoy the "Trasimeno Music Festival" (classical music) in Magione at the end of June, the "Montone Film Festival" at the beginning of July, the "Palio delle Barche" in Passignano at the end of July, and the renowned "Umbria Jazz" festival in the second week of July.

Renowned cultural cities of Tuscany and Umbria are within an hour's drive: Cortona (25 km), Perugia (35 km), Assisi and Arezzo (60 km), Siena (70 km), and Florence (100 km).

This region is a haven for hikers, offering numerous scenic trails including one to Passignano village, reachable by foot in about an hour. Less than 40 minutes away on foot, guests can find a restaurant and a riding stable. The Perugia Golf Club, featuring 18 holes, is just 20 km away.

For football enthusiasts, a small soccer field is also available.
